K L Masters Construction Company

K L Masters Construction Company, or KLMCC, is a family-owned general contractor based in Harrison, N.J., with a second office in Stamford, Conn. It’s the successor to Fields Construction, and its leaders, president Kyle Masters and the Caulfield family, came over from that firm. KLMCC builds mostly large urban residential and mixed-use projects across the New York tri-state area and says it has completed more than 40 large developments and 8,500 units. Its work includes Hoboken Point and Urby Harrison, and it pitches a developer-builder approach heavy on preconstruction budgeting and estimating. KLMCC was the general contractor on AVIVA, Alpine Residential’s 500-unit rental at 225 Phillip Street in Jersey City.

Preconstruction is where this firm does its arguing, and it names the deliverables rather than describing a philosophy. Work Breakdown Structures. Material lead time analysis. Subcontractor procurement schedules. CPM construction schedules. Those are documents an owner can ask to see, which is a different proposition from a promise to manage the job well.

The estimating method is stated too: historical cost data blended with current market rates and live market pricing, with design development review carrying value and cost engineering aimed at savings that do not come out of the finished quality. Contracts are written cost-plus or stipulated sum.

Leadership came over largely intact from Fields Construction. Robert Caulfield is Chief Executive Officer and James Caulfield is Chief Operating Officer, both former Fields leaders, alongside president Kyle Masters. The track record the firm cites across that leadership runs to more than 8,500 residential units delivered and over $2.5 billion in Tri-State construction value. Masters’ own Fields work is credited with more than 35 New York-metro projects, over $2 billion in value, 7,500 residential units and more than 8 million square feet.

The built portfolio is tightly focused on one product type. URBY Harrison and URBY Stamford, Hoboken Point, Atlas at 270 Johnston in Jersey City, Hamilton Cove and The Devan. Marchetto Higgins Stieve is credited as designer on both Atlas and Hamilton Cove. The work concentrates on multifamily rental apartments, the parking structures underneath them, and the high-end amenity space that now decides whether a building leases, with some mixed-use and commercial alongside.

What the firm calls a developer-builder perspective is the organizing idea: carrying the same view from conceptual budgeting through final delivery rather than arriving at the bid stage with drawings already fixed.

The back end gets specific attention, which is where general contractors more often go quiet. Project completion scope covers closeout, turnover, owner training and ongoing warranty services — on a 500-unit rental building, the turnover package and the warranty period are a large share of what the owner actually experiences.

Two offices carry the work: Harrison, New Jersey at 611 Frank E Rodgers Boulevard South, and 700 Canal Street, Suite 43A in Stamford, Connecticut. A dedicated Trade Partners page handles subcontractor and vendor outreach separately from the careers page.
