David Hasenzahl established Hasen Design Build & Development in Fort Worth in 2005, and the firm acquired Haws & Tingle, whose lineage runs back to 1955, in 2006. Hasen works as a general contractor and construction manager across commercial, multifamily, industrial and institutional projects in Texas and the Southwest, with offices in Fort Worth and San Antonio and licensing that reaches California, Louisiana, Arizona and Nevada. Services cover preconstruction, design-build and design-assist, general contracting and owner’s representation. The company sits under Hasen Holdings, formed in 2024, alongside Hasen DBD and Hasen Global. Projects include the Potranco Commons multifamily development in San Antonio and the conversion of Fort Worth’s 1952 Oncor Building at 115 West 7th Street into roughly 330 apartments.
The 1955 date attached to Hasen belongs to Haws & Garrett, a Fort Worth contractor whose strangest job came seven years later. In 1962 the company dug a 1,400-foot tunnel beneath downtown Fort Worth for the Leonard Department Store’s private subway, which Hasen notes remained the only privately owned underground subway station in the United States for more than 40 years. Paul Tingle bought the firm in 1975 and renamed it Haws & Tingle. Jim Hasenzahl acquired it in 1993, David Hasenzahl joined the organization in 1996, and after founding Hasen Design Build & Development in 2005 he brought Haws & Tingle under the same roof the following year.
Design-build is the organizing idea rather than one service among several. Hasen describes itself as the only DBIA-certified design-build professional organization with corporate offices in Fort Worth, and David Hasenzahl has served as a Design Build Institute of America board member for the Southwest Region. The firm’s case for the method is specific: one contract and one point of responsibility, phased construction that lets an owner occupy finished portions well before a linear schedule would allow, and a contractual link between designer and builder that surfaces cost-reducing options during design. Where an owner keeps a separate design team, Hasen offers design assist instead, embedding subcontractors alongside the architect, engineer or construction manager from conceptual design through construction permitting.
Reach widened in 2020, when the company obtained commercial construction certification in California with license reciprocity extending into Louisiana, Arizona and Nevada. In 2021 the development arm turned toward larger real estate plays, and in 2022 it partnered on River Central, a two billion dollar, 400-acre transit-oriented mixed-use project in the DFW metroplex, the same year Hasen opened its San Antonio office. Hasen Holdings launched in September 2024 with Paul Witt as senior vice president of operations, Anthony Garza as chief financial officer and Patrick McKeen as director of preconstruction.
Current and recent construction work includes Tuttle House Apartments for LYND, a parking garage expansion at Sedona Ridge Apartments, Baylor Scott & White facilities, vertical infrastructure for a Texas data center project, and a high-visibility multifamily development anchoring a 240-acre master-planned community in Oklahoma. Hasenzahl came to the business with a master’s degree in construction engineering and management from the University of Southern California, time at Tellepsen, Morrison Knudsen and Morley Builders, and an Austin commercial concrete company he ran before 2005 building hospitals, schools, parking garages and state facilities. He has qualified as an expert witness on commercial construction in Texas district courts.
