As Built Drawing Services

Looking for professional as-built drawing services? AS-BUILT DRAWING SERVICES specializes in high-precision as-built plans, 3D laser scanning, LiDAR scanning, Scan-to-CAD, Scan-to-Revit, BIM modeling, and MEP documentation. Our team supports residential, retail, commercial, and multi-location projects with accurate digital documentation designed to support architectural design, renovation, construction, and property management workflows.

Antonio Tomecich founded ADS in 2018, and the firm, part of the DCMS Network, now works from six offices: New York at 99 Hudson Street, plus Miami, Los Angeles, Chicago and two Houston addresses. It says it has documented tens of millions of square feet since opening.

Scheduling follows a fixed sequence. A quote request goes in naming the deliverables and any deadline; ADS replies usually within the hour, and once scope is confirmed a crew can be on site in under twenty-four hours. Field capture is run by in-house specialists rather than subcontracted surveyors, and the data passes an internal quality review before release.

What arrives depends on what was ordered. Reality capture is delivered as .rcs point clouds. Drafted output comes as .dwg AutoCAD sheets, covering floor plans, exterior elevations, reflected ceiling plans, roof plans, site plans and sections. Revit work is delivered native as .rvt, with DWG, IFC or Navisworks exports available on request for teams pushing the model into clash detection or a different platform.

Modeling depth is agreed up front within the LOD 200 to 400 range, so a schematic massing model and a fabrication-level MEP model are quoted and scheduled as different jobs. At the upper end ADS builds HVAC and fabrication-ready assemblies carrying parameters, metrics and detailed families, and will deliver against COBie or GSA requirements or a client’s own BIM Execution Plan. Model turnaround is stated at five to fifteen days.

Beyond residential, retail and commercial work, the project list adds healthcare, education, hospitality, institutional, engineering and historic preservation, the categories where existing-conditions accuracy has to satisfy a plan reviewer as well as a designer. The firm describes its drawings as permit-ready and its mobilisation speed as the thing it competes on.

Coverage is national. Named cities include New York, Boston, Baltimore, Philadelphia, Washington DC, Atlanta, Charlotte, Raleigh, Jacksonville, Miami, Nashville, Memphis, Louisville, Indianapolis, Detroit, Milwaukee, Minneapolis, Chicago, Kansas City, Tulsa, Dallas, Fort Worth, Houston, San Antonio, Austin, Denver, Albuquerque, Phoenix, Tucson, Las Vegas, Los Angeles, San Diego, San Jose, San Francisco, Sacramento, Portland, Seattle and Honolulu.

For a useful quote, describe the building and list the outputs you actually need, since the price difference between a set of 2D floor plans and a full LOD 400 Revit model is the whole conversation. Deadlines are worth stating in the same message; the intake form asks for them, and the twenty-four-hour mobilisation window only helps if the office knows when the drawings are due.
