ODP Architects, legally O’Donnell Dannwolf & Partners Architects, was founded in 2004 and is headquartered in Hollywood, Fla., with a second office in Tampa. It’s an architecture and interior design shop that’s become a go-to name for South Florida’s luxury towers, with One Thousand Museum, 1040 S Miami Avenue and the Waldorf Astoria Residences in Sarasota on its project list. ODP designed Villa Miami, the 56-story condo tower at 710 NE 29th Street in East Edgewater that Terra and One Thousand Group are developing with Major Food Group. The tower topped out in late October at roughly 650 feet. It wraps a reinforced-concrete frame in a copper-colored exoskeleton, and it’s got far fewer homes than a tower that tall usually carries.
ODP’s most commercially significant role is one most firms don’t advertise: Architect of Record for buildings designed by someone else. The firm says its depth in Florida-specific codes, municipal regulatory agencies, cost management and constructability is what makes national and international developers call it for exactly that. The named collaborations make the point — One Thousand Museum with Zaha Hadid Architects of London, Paramount at Miami Worldcenter with Elkus Manfredi Architects of Boston, and the Apple flagship store at Aventura Mall with Foster + Partners.
That is a different business from authored design, and ODP does both. Its own work runs from master-planned multi-family and mixed-use communities and luxury condominiums to five-star hotels and cost-effective commercial and retail projects.
The office footprint is wider than the Hollywood headquarters implies. ODP lists Fort Lauderdale, Naples and Tampa alongside the 2432 Hollywood Boulevard headquarters, with the Tampa office at 501 E. Kennedy, Suite 1050. The legal entity is O’Donnell Dannwolf & Partners Architects Inc. The site runs in English and Spanish, which for a firm working with South American and European developers is a practical feature rather than a courtesy.
Interiors are a full second discipline, not a finishing service. Interior design, FF&E procurement, renovation and space planning are listed separately, covering residential, workplace, commercial, retail, multi-family and hospitality sectors, with long-standing manufacturer relationships credited for the procurement side. A developer can take a building from schematic design through construction administration and then through furniture specification and purchasing without changing firms.
The team is described as internationally diverse and the stated working method is to approach each assignment with a clean slate. Featured projects — Waldorf Astoria Residences, the DeSimone office, Villa Miami, Mercedes-Benz Places, First & Fifth and 1040 S Miami Avenue — span branded residential, workplace and single-building commissions.
