Magnusson Architecture and Planning

Magnusson Architecture and Planning, which practices as MAP, is a New York architecture and planning firm founded in 1992 that concentrates on affordable, supportive and mixed-income housing. The firm has designed thousands of regulated units across New York City and the Northeast, and works regularly in passive house, all-electric and Enterprise Green Communities frameworks. MAP is architect on Bartlett Crossing, the $71.5 million second phase of the Broadway Triangle redevelopment in Brooklyn, where two nine-story buildings at 667 Flushing Avenue and 31 Bartlett Street will deliver 78 permanently affordable apartments. Both buildings are fully electric, using VRF heating and cooling, energy recovery ventilators and a high-performance envelope, and target Enterprise Green Communities Plus and ENERGY STAR certification.

Magnusson Architecture and Planning has been practicing since 1986, working today out of a 15th-floor office on West 39th Street in Manhattan. The team is modest by design-firm standards: four principals, roughly a dozen associate principals and directors, and about eighteen additional staff architects and designers listed on the firm’s own team page, many carrying LEED AP or Certified Passive House Consultant credentials alongside AIA registration.

The firm groups its portfolio of more than 100 completed housing developments — over 14,000 new homes in total — into three tracks: new construction, preservation and adaptive reuse, and community-based planning and urban design. Recent and current work named on its own site spans the Bronx (Casa Celina, MLK Plaza, St. Augustine Terrace, Highbridge), Yonkers (Ludlow Commons, The Mill, Schoolhouse Terrace) and Brooklyn (the Pfizer Sites master plan tied to the Williamsburg rezoning), alongside projects called The Corden and The Printhouse.

MAP traces its sustainability focus back to Melrose Commons in the South Bronx, which the firm states was the first project in New York State to receive Stage II LEED for Neighborhood Development certification. That early work carried through to a 2026 research project for NYSERDA on healthy building materials, published under the title “From Standard to Safe,” and to several MAP projects being named among NYSERDA’s Buildings of Excellence winners.

The practice holds memberships across a wide set of professional bodies — the AIA’s New York chapter, the American Planning Association, the National Organization of Minority Architects, the New York State Association for Affordable Housing, New York Passive House, the U.S. Green Building Council and the Urban Land Institute among them — and runs an internal volunteer program that pairs staff with the nonprofits it designs for, including furniture assembly and mural painting inside completed buildings like The Corden. The firm’s own site frames that volunteer work as a deliberate extension of its mission rather than a side activity, describing it as a way for staff to connect with the people MAP’s buildings ultimately serve, outside the boundaries of a single project.
