The Mütter Museum expansion cleared its main preservation review on Sept. 11, 2026. The Philadelphia Historical Commission approved, on its consent agenda, the alterations that join the College of Physicians’ early-1900s building at 19 S. 22nd St. to the Gothic Revival former church next door at 2129 Chestnut St. The approval carried two conditions from the Architectural Committee: detail the new canopies to expose more masonry and drain properly, and mitigate cooling tower noise.
On paper it’s a narrow approval: two doorways, a regraded garden path and a cooling tower. But it’s the piece that lets the rest of the plan move.
Project Scope
The College of Physicians bought the former Church of the New Jerusalem for a reported $9.3 million. Its architect’s filing puts the purchase in 2022, while press accounts say 2023. Theophilus P. Chandler Jr. designed the church. City records date it to 1883, and coverage of the November 2025 announcement said 1881. A late-1980s adaptive reuse turned the sanctuary into offices.
MGA Partners’ scheme cuts a new accessible door into the side of the church and swaps a bay window on the college building for a second door, linking the two through the garden under contemporary glass canopies. A screened cooling tower on the Van Pelt Street side replaces a row of condensers along Ludlow Street, with space for a second unit when the college replaces aging air handlers. The church building is getting STEM classrooms on its lower level, a garden of native medicinal plants and a rehabilitated Angel Stair.
The museum gets a larger core gallery in the existing building, plus rotating galleries, a bigger store and more room for school groups. Core gallery work is expected to begin in 2027.
The consultant bench is deep for a project this size. Keast & Hood is structural engineer and Meliora Design civil. IMEG handles building systems and Andropogon the grounds. Building Conservation Associates is preservation specialist, Jensen Hughes code consultant and Lerch Bates vertical transportation. The Lighting Practice, Acentech (acoustics and AV) and Culinary Advisors (food service) round it out, and Becker & Frondorf is project manager.
Why It Matters
Only about a fifth of the Mütter’s roughly 500,000 objects are on view. More gallery space is the obvious fix, and buying the church next door gets the college that space without building new on a tight Rittenhouse block.
The money is the open question. The college has raised $27 million for phase one and hasn’t published a total budget, so the bigger gallery program still depends on funds it doesn’t have yet. Still, a historic district approval with only detailing conditions is about as clean as these reviews get in Philadelphia.
