The Jacksonville Jaguars are rebuilding their stadium while they’re still playing in it. The $1.4 billion EverBank Stadium renovation, branded the Stadium of the Future, started in February 2025 and is sequenced so the team can keep hosting home games through the 2026 season before moving out for 2027. Team president Mark Lamping has already said where the budget is heading: “We will be over $1.4 billion.”
Project Scope
HOK is the architect. An AECOM Hunt and Barton Malow joint venture is construction manager on a renovation Barton Malow puts at 1,886,887 square feet. The signature element is a canopy over the seating bowl, carried on steel trusses rising around the outside of the stadium. HOK says the canopy and new green space will cut heat retention by more than 70%, which is the whole argument for a covered stadium in north Florida.
The main concourse becomes a continuous 360-degree loop raised 30 feet above grade. The program also adds corner lookout decks, field-level seating, new clubs and suites, and a planted subtropical park at the entry.
Permitting shows the scale. On February 27, 2026, the city issued a $696.5 million permit for bid package IFC 4, covering eight levels and 652,735 square feet of renovation, which pushed permitted work past $1.33 billion, the Jax Daily Record reported.
Capacity after completion is set at 63,000, expandable to 70,000 for college football and concerts. For now it’s much lower. More than 27,000 seats are offline this season, and the Jaguars are playing two of their home games in London.
Why It Matters
The cost split gives the project its shape. The City of Jacksonville is putting in $775 million and the Jaguars $625 million, and the team covers overruns not caused by city delays. That clause carries more weight now that the team has said publicly the number will be exceeded.
Renovating instead of replacing also means working on a live venue against a fixed date. The 2027 season is planned for Orlando’s Camping World Stadium, pending NFL approval, and the target for reopening in Jacksonville is August 2028. The heaviest structural work has to fit inside that single season away.
