LuxWall is building a 276,000-sq-ft vacuum-insulated glass manufacturing plant in Detroit, one of the first U.S. facilities dedicated to producing VIG units at commercial scale. The building shell is complete, with equipment installation and commissioning underway ahead of serial production scheduled for the third quarter of 2027.
Project Scope
The plant occupies a 276,000-sq-ft high-impact manufacturing facility in Detroit. Novi, Michigan-based Oliver/Hatcher Construction is design-build general contractor and Detroit Architectural Group is architect of record. A Detroit building permit issued April 7, 2025 listed a contractor-estimated construction cost of about $14.3 million for the 275,000-sq-ft shell, with the bulk of project capital going into process equipment rather than the building.
First commercial shipments are expected in the second half of 2027. LuxWall says the facility supports up to 277 employees at capacity.
The U.S. Dept. of Energy selected LuxWall in November 2023 for a $31.7 million cost share under the Advanced Energy Manufacturing and Recycling Grants Program. That grant was rescinded in 2025 and federal support was restored under a negotiated cost-share agreement announced Sept. 10, 2026. Neither the company nor DOE has disclosed the current federal share.
Why It Matters
Vacuum-insulated glass puts an evacuated cavity between two panes, delivering insulating performance in a unit thin enough to retrofit into existing window frames. For commercial building owners, that changes the economics of deep energy retrofits, where replacing the frame system is usually what kills the project budget.
Domestic supply has been the constraint on specifying VIG in North America. A U.S. production line removes import lead times from the schedule and gives specifiers a source they can hold to a delivery date. The plant also lands in Detroit, where manufacturing reuse of industrial sites has been a slow recovery rather than a fast one.
Manufacturing fit-out is where a plant like this lives or dies on schedule. Vacuum sealing lines, coaters and annealing equipment arrive with their own commissioning sequence, and the building has to be dried in, level and powered before any of it can start. Getting the shell done first and running equipment installation through 2026 is what keeps a third-quarter 2027 production date credible.
