Medical Mutual of Ohio moved out. Spark GHC bought the building. And Cleveland Construction started selective historic demolition in January 2026 on a roughly $120 million conversion of the ten-storey, 378,000-square-foot Rose Building at East Ninth and Prospect.
Project Scope
The programme is genuinely hybrid: 156 Marriott-branded premium apartments stacked with a 121-room Tribute Portfolio hotel, plus a signature restaurant, lobby bar and 5,400 square feet of event space. Residents and hotel guests share a spa, gym and concierge, and the apartments participate in Marriott Bonvoy. Cleveland Construction is running the job as design-build with Berardi Partners and Vocon as architects, which is not the usual arrangement for a historic conversion of this size. Sidewalk and traffic-lane barriers went up around the East Ninth and Prospect frontages in January, and completion is targeted for summer 2027.
Why It Matters
Stacking rental apartments and a branded hotel in one 1902 structure means two sets of egress, two sets of corridor ratings, two front-of-house circulation patterns and two mechanical strategies inside a floor plate laid out for insurance clerks. The shared amenity block is what makes the pro forma work, and it’s also the piece that makes the code analysis hard.
Design-build is the other bet. On a historic conversion the unknowns sit behind the finishes: floor levelling, riser locations, structural capacity where nobody has opened a wall since 1902. Design-build puts those discoveries inside one contract instead of turning each one into a change order, which is why the delivery method deserves more than the single line it gets in the press coverage.
Cleveland’s conversion pipeline is deep enough now that local trade coverage has stopped calling it experimental. The same contractor is finishing the roughly $70 million Electric Building conversion nearby.
