Barnstable County Courthouse Restoration, Cape Cod, Massachusetts

The Barnstable County Courthouse has been standing since 1831, which is long enough for the mortar to have given up more than once. Barnstable County has started a $7 million exterior restoration of the Greek Revival building, a National Register listing built of Quincy granite and still in daily use by the Massachusetts Trial Court.

Project Scope

Most of the money goes into the envelope. Crews are restoring the granite and repointing the mortar joints, repairing cast stone, and working over the wood columns, cornice, windows and trim. Below grade the job gets less photogenic and more serious: deteriorated brick arches and foundation elements in the basement need structural repair before anything above them is worth fixing.

Gale Associates is the architect. ClearPath Advisors is the owner’s project manager and Homer Contracting holds the general contract. Work began in July 2026 and runs to roughly summer 2027, with court operations relocated for the duration. Funding comes out of the county’s FY2025 capital improvement plan.

Why It Matters

Masonry restoration on a nineteenth-century granite building is a trade problem, not a design problem. The failure mode is almost always the same: hard modern portland mortar was used somewhere along the line in place of soft lime mortar, water got trapped in the stone instead of moving through the joints, and the granite spalled. Undoing that means raking out joints by hand and matching a historic mix, which is slow, skilled work that a small number of New England contractors actually do.

The basement arches are the reason the scope is $7 million and not $2 million. Structural repair under an occupied historic building, with the court moved out and a hard date to move back, is where these projects go wrong. Getting the below-grade work right is what makes the granite work last.
