Atlanta BeltLine and Atlanta Housing broke ground the first week of August on 130 apartments beside the Lindbergh MARTA station, all of them income-restricted. The Overlook at Garson is a $65.7 million project on a 1.39-acre BeltLine-owned parcel, and every unit is reserved for households at 50%, 60% or 80% of area median income.
Pennrose and Radiant Development Partners are developing it. McShane Construction Company is general contractor and Smith Dalia Architects designed it.
Project Scope
The building is five residential stories over a podium with structured parking and a raised amenity deck. Income limits run from roughly $45,700 to $73,120 depending on household size and tier, which puts the units squarely in the range Atlanta’s construction workforce, teachers and hospital staff actually earn.
Podium construction on a 1.39-acre site is a tight-site problem before it’s anything else. There’s no lay-down area worth the name next to a MARTA station, so material deliveries get scheduled rather than stockpiled, and the crane sits where it can reach both the podium and the framed floors above it. Sites like this are why affordable housing costs more per unit than the raw construction type suggests.
The parcel sits along the future BeltLine Northeast corridor, and delivery is targeted for May 2028.
Why It Matters
Affordable housing near transit is the easiest thing to agree on and among the hardest to finance. Land next to a rail station carries market-rate land pricing, which is exactly what a 60% AMI rent roll can’t support. Getting a deal done here required the BeltLine to contribute the land and Atlanta Housing to co-sponsor. That’s the structure most transit-adjacent affordable projects need and rarely get.
The developer pairing is worth noting too. Pennrose brings national affordable housing experience and Radiant brings local ground. That combination has become the standard way these deals get assembled in Southeastern cities, because the tax credit allocation process rewards both track record and local relationships.
