Wichita broke ground on the Delano Ballpark District on July 30, 2026, one day before a City of Wichita contractual deadline. That detail is the story. The district was the public justification for the city’s investment in Equity Bank Park, and it had sat undelivered long enough to become a local political problem.
Project Scope
The anchor is a seven-story, 160-room hotel flying Marriott’s Tribute Portfolio flag, sited on the northeast corner of South McLean Boulevard and West Maple Street, directly across from the ballpark that hosts the Triple-A Wichita Wind Surge. Program includes a riverfront lobby bar, a rooftop restaurant and cocktail lounge, and dedicated meeting space. A companion phase adds 192 residences above roughly 10,000 square feet of street-level retail. Total district investment is $133 million. EPC Real Estate Group out of Kansas City is developing alongside Wichita’s Murfin Inc., which is also named as contractor. The hotel runs an approximately 18-month schedule toward an early-2028 opening.
Why It Matters
Tribute Portfolio is a soft brand, which is the right call here. It gives the property Marriott Bonvoy distribution without forcing it into a prototype that would look wrong on the Arkansas River across from a minor-league park. Delano has essentially no full-service hotel product today, so the operator isn’t fighting for share; it’s creating a category. The larger lesson is about deal structure. Ballpark districts get sold to city councils as a package, the stadium gets built first because it’s the public piece, and then the private development that was supposed to justify it takes years to finance. Wichita wrote a deadline into its agreement and enforced it, and the shovel showed up with 24 hours to spare. Cities negotiating the next one should take notes on which clause actually moved the dirt.
