Newark’s most ambitious residential project in a generation is finally out of the ground. Summit Tower, a 41-story high-rise at 200-206 Market Street downtown, has broken ground after years of approvals and litigation, and it will stand as the tallest residential building in the city.
Project Scope
Newark-based KS Group is the developer, with INOA Architects on design. The tower rises just over 514 feet and delivers 514 apartments, 20 percent of them set aside as affordable, plus a 142-space parking garage and resident amenities including a gym, lounges, and a golf simulator. A groundbreaking event earlier in the year was scuttled by a heavy snowstorm, but site work has since picked up. The building sits a short walk from the Prudential Center and Newark Penn Station.
Why It Matters
Newark has spent a decade trying to add downtown housing at scale, and most proposals this tall never survive the entitlement gauntlet. Summit Tower did, court fights and all, which makes it a marker for what’s actually buildable in the city’s core. The 20 percent affordable set-aside is the mechanism that got it through, and it reflects the trade every dense Northeast market now demands from high-rise developers. Transit access does the rest of the work: putting 514 units within walking distance of Penn Station is exactly the density planners have been asking for. If it leases well, it clears a path for the next tower behind it.
