Kane Realty is adding another tower to North Hills. The Strand, a 20-story mixed-use building with 362 residences, is under construction in the Midtown Raleigh district that Kane has spent years building out. Delivery is set for summer 2027.
Project Scope
The tower carries 362 luxury units, including penthouse homes, over nearly 9,000 square feet of ground-floor retail. It’s part of the North Hills Innovation District, a roughly $1 billion, 33-acre campus of apartments, offices, and retail. Kane is developing The Strand in partnership with Mitsui Fudosan America.
Why It Matters
North Hills has become the clearest example of Raleigh’s push to build dense, walkable districts outside the traditional downtown core. Stacking hundreds of residences over retail, next to office space Kane already operates, is the live-work-play formula that Sun Belt developers have chased for a decade. The Strand tests whether that formula still pencils in a market where construction costs and financing have both tightened. For Midtown Raleigh, it’s another vertical step in a district that started as a suburban mall site.
