StreetLights Residential has finished The Langley, a boutique luxury high-rise in Houston’s Boulevard Oaks, near Rice University and the Museum District. The building leans hard into a classical, hotel-service model: 134 rental residences, eight per floor, with concierge and valet, and rents that start around $9,500 a month.
Project Scope
StreetLights developed the tower with El Paso-based Hunt Companies, and StreetLights Creative Studio served as architect and interior designer, the vertically integrated model the firm is known for. Homes run large for rentals, roughly 2,165 to 3,396 square feet across two- and three-bedroom layouts, aimed at renters who want ownership-grade space without buying. The formal, classical exterior is a deliberate nod to the Boulevard Oaks and Southampton neighborhoods next door.
Why It Matters
Multifamily has been carrying housing starts while for-sale construction cools, and the top of the rental market is where a lot of that capital is going. The Langley is a bet that affluent renters will pay hotel-style premiums for space and service in a settled, high-demand pocket of Houston. Eight units per floor is a low-density, high-margin play, the opposite of the stacked micro-units filling most rental pipelines.
