Lucille — 2700 McKinney Avenue, Uptown Dallas

Endeavor Real Estate Group and equity partner Canyon Partners Real Estate closed construction financing on Lucille, a 22-story residential tower at 2700 McKinney Avenue in Uptown Dallas, in mid-July 2026. German lender Helaba provided the construction loan. The project had been shelved for years. Rogers-O’Brien Construction is the general contractor and HKS designed the building, with construction expected to start later in the summer and first residents in late 2028.

Project Scope

The tower carries 265 units across roughly 320,000 square feet, with about 10,000 square feet of ground-floor retail and a rooftop deck with an infinity-edge pool. Four levels of below-grade parking sit under a 1.14-acre site. The consultant team is unusually complete for this stage: BDD on structure, Kimley-Horn on civil, Blum Consulting Engineers on MEP and Ellie Aiello Interiors on interiors.

Why It Matters

Four levels below grade on a 1.14-acre infill parcel is the defining problem here. Excavation and shoring run tight against McKinney Avenue traffic and the edge of the historic State Thomas neighborhood, which constrains laydown, crane siting and haul routing before a single column goes up. The financing matters too. High-rise multifamily debt in Dallas has been close to frozen, and a shelved project reaching a construction close with a foreign bank in the capital stack is a real signal about where that market sits in mid-2026. Whether it’s the start of a trend or a one-off depends on what prices out behind it.
