Dallas’ Knox Street corridor is getting a trophy office building. Knox & McKinney, a 12-story Class-AA office and retail tower, broke ground in Uptown at the corner of Knox Street and McKinney Avenue, with delivery set for 2028.
Project Scope
The roughly 300,000-square-foot building pairs 280,000 square feet of office space with 20,000 square feet of ground-floor retail and dining on a 1.26-acre site. Pickard Chilton is the design architect. Trammell Crow Company leads a development group that includes BDT & MSD Partners, Gillon Property Group, The Summers Group, and The Retail Connection. Law firm Jones Day has already signed for 76,000 square feet, an anchor lease before the structure is even out of the ground.
Why It Matters
Office development nationally is still thin, but the top of the market keeps moving. Tenants are paying up for new, well-located, amenity-rich space, and older stock sits empty. Knox & McKinney is a bet on that split: a small-floorplate, high-finish building in one of Dallas’ most walkable retail districts, pre-leased to a marquee tenant. In a city adding corporate relocations faster than almost anywhere else, Uptown remains the address firms want.
