Milwaukee is about to stack 31 stories of engineered wood onto its downtown skyline.
Developer Neutral and C.D. Smith Construction broke ground on Neutral.Edison, a 31-story, 350-unit apartment tower at 1005 N. Edison Street on the Milwaukee River. Hartshorne Plunkard Architects designed it. The mass-timber structure is set to rank among the tallest timber buildings in the country when it tops out.
Project Scope
The tower uses cross-laminated and glue-laminated timber for its structural frame instead of the usual concrete and steel, trimming embodied carbon and speeding the floor cycle. Neutral is pitching the building around health and sustainability, from indoor air quality to on-site energy.
Why It Matters
Tall mass timber is still rare in the U.S., and each new high-rise stretches what code officials and lenders will accept. If Neutral.Edison rises on schedule, it strengthens the case that wood can compete with concrete for residential towers, not just low-rise offices.
