Rockpoint and Urby announced a joint venture on July 8 to build 201 Hudson by Urby, a 69-story rental tower with 748 market-rate apartments on the Jersey City waterfront. New York-based HLW is the architect, and Urby will co-manage construction and development. The units run from studios to three-bedrooms.
Project Scope
Urby’s model layers hospitality-style amenities and shared social space onto standard rental floors, aimed at renters priced out of Manhattan but still chasing its skyline. At 69 stories the tower would sit among the tallest on the Hudson’s west bank.
Why It Matters
The deal lands as multifamily starts nationally have cratered, so a 748-unit tower moving ahead on the Gold Coast cuts against the trend. Cheap capital is gone, and projects this size now need a deep-pocketed equity partner like Rockpoint to pencil out.
