Brooklyn Heights is getting its first new tower in years, and it comes with a jazz club. One Montague Place broke ground as a roughly 50-story mixed-use building with 46 condominiums, 90 rental apartments, and 40,000 square feet of retail near the Court Street transit hub, developed by Landau Properties with Third Millennium Group and Midtown Equities.
Project Scope
Designed by Hill West Architects, the tower stacks for-sale condos above rental units, with ground-floor retail and an amenity package that includes the jazz club that’s drawn most of the headlines. The site sits at the edge of one of New York’s most protected low-rise historic districts, so massing and setbacks had to clear a design review few Brooklyn Heights projects survive. Construction is underway, with delivery expected in the back half of the decade.
Why It Matters
Brooklyn Heights hasn’t seen a high-rise this size in a generation, and the neighborhood’s landmark protections make new supply rare. Mixing condos and rentals in one building spreads the financing risk at a moment when pure-condo towers are harder to underwrite. For a borough starved of new housing, even a mid-size mixed-use tower moves the needle, and the retail podium reconnects a stretch of street that’s been dead frontage for years.
