Nashville’s skyline is about to get a new high point. Developer Giarratana’s Paramount tower will rise 60 stories and roughly 750 feet on Church Street downtown, making it the tallest building in the city once complete.
Project Scope
Designed by Goettsch Partners, the tower holds 360 apartments and 140 condominiums, a mix of rental and for-sale housing in one building, plus a 517-space parking garage. The site at 1010 Church Street is being excavated now, with full vertical construction scheduled to ramp up later this year and completion anticipated in 2027.
Why It Matters
Nashville has been one of the country’s hottest housing and job markets, and its downtown has filled in with towers over the past decade. Paramount pushes that higher, literally, and its split of apartments and condos hedges across two demand pools in a single structure. Building the tallest tower in a city is as much a market signal as an engineering feat: it says a developer expects premium rents and sale prices to hold at height. For downtown Nashville, it adds hundreds of homes on a single downtown parcel, the kind of density that supports street life without sprawling the region further out.
