Mortenson is planting its flag in Las Vegas. The Minnesota builder broke ground in June 2026 on a $150 million, 18-story dual-branded hotel on Paradise Road, across from the Westgate and steps from the Las Vegas Convention Center. It’s Mortenson’s first Las Vegas project where the firm is the owner and developer, not just the contractor.
Project Scope
The tower packs two Marriott brands under one roof, an AC Hotel and a Residence Inn, for 397 combined rooms, and sits next to an existing 23-story SpringHill Suites. Dual-branding is a hospitality staple near convention business: shared back-of-house, one structure, two rate tiers to catch both the corporate traveler and the extended-stay guest. Mortenson is developing and building it, with completion targeted for summer 2028.
Why It Matters
Convention hotels live and die on walkability to the show floor, and this site’s pitch is proximity. The Las Vegas Convention Center’s own expansion has pulled more large events east of the Strip, and rooms within a short walk command a premium during peak weeks. For Mortenson, taking the owner-developer seat rather than the GC chair is a bet on its own read of that demand, and a deeper move into a market it has only built in before.
