ATX Tower is a 58-story, 675-foot mixed-use high-rise in downtown Austin, set to open in late 2026. The 425,000-square-foot tower topped out in 2024 and combines 369 luxury rental apartments with office and retail space overlooking Lady Bird Lake.
Project Scope
The building stacks roughly 369 rental apartments above about 123,000 square feet of office across floors 14 to 19, plus a flex workspace level, ground-floor retail and amenities. Tishman Speyer and Ryan Companies US are co-developers, with Handel Architects designing in partnership with Austin-based Page, and Magnusson Klemencic Associates as structural engineer.
Why It Matters
ATX Tower opens into a soft Austin office market, and its plug-and-play office suites are a direct play for tenants wary of long build-outs. The residential-heavy program reflects how downtown towers are hedging against office uncertainty by leaning on rental demand.
