A condo tower in Brickell just claimed a record while it’s still being poured. Cipriani Residences Miami passed 872 feet during construction in spring 2026, making it the tallest residential building south of Manhattan before topping out. When the 80-story tower finishes its structure it’ll reach roughly 950 feet over 1420 South Miami Avenue.
Project Scope
Mast Capital is developing the tower, with Arquitectonica on architecture and interiors by London firm 1508 London. Moss Construction is general contractor; Thornton Tomasetti engineered the structure. The building holds 397 residences from one to four bedrooms, with prices starting around $1.8 million, branded under the Cipriani hospitality name.
Crews have been advancing about a floor every few working days, the kind of cadence that lets a supertall set a height record mid-build. The structural challenge is familiar for Miami’s tall towers: wind loading on a slender form, plus foundations engineered for the region’s high water table and soft limestone.
Why It Matters
Cipriani lands in a Brickell that keeps reaching higher even as the broader housing market cools. Luxury branded residences play a different game than spec condos, and demand at the top of the Miami market has held while the national housing picture softened.
It also pushes Miami’s skyline into genuine supertall territory, alongside neighbors like the Waldorf Astoria Residences. For the trades, a 950-foot tower on a tight urban lot is a proving ground in high-rise concrete and logistics. Topping out is the next milestone to watch, with delivery anticipated in 2027.
