Mayse & Associates

Mayse & Associates is a Dallas architecture firm that’s designed hotels and restaurants since 1983 and now brands itself Mayse Architects. It’s a niche shop with a national client list. The firm says about 90% of its work is repeat business, and it holds preferred-partner status with several national hotel brands, so much of its output is select-service, extended-stay and dual-brand hotels plus restaurant prototypes. Those are the deals still penciling in today’s lending market. In North Phoenix, Mayse is the architect of Hotel Six Four, a six-story, 257-room dual-brand Hilton that pairs a 133-key lifestyle hotel with a 124-key Homewood Suites near Mayo Clinic’s campus, financed with a $70.85 million construction loan.

Prototype development is the line on this firm’s service list that explains the rest of it. Brands that roll out the same restaurant or hotel format across many sites need a design that can be adapted and permitted repeatedly, and that work rewards the kind of long client relationships the firm reports.

Alongside it sit hospitality design, restaurant design, commercial architecture, retail architecture, renovations and conversions, multifamily design, and a 3D visualization service. The firm also names government projects among the work it takes on, which is a notable addition to a hospitality-weighted portfolio.

Conversions deserve separate mention. Taking an existing hotel or retail building to a new brand standard, or to another use entirely, is a different discipline from new construction: the structure, the envelope and the existing approvals set the limits before design starts.

On geography, the practice is clear that it is licensed in multiple states but does not publish the list, so an owner outside Texas should confirm licensure for their specific jurisdiction early.

The practice is run through a senior leadership committee rather than a single principal, with Ronald K. Smith, Nana Gaines, Bryce Nichols, Ashley Jansing, Cheung Benny Yu, Chris Cooper and Hao Xu named on the leadership page. Roles are not published, so ask who would actually lead a given project.

Its stated approach is coordinated design, reliable documentation and responsive support, and the pitch it leads with is designing with purpose and delivering with precision, in practice since 1983.

The studio is at 14881 Quorum Drive, Suite 800, Dallas, and takes enquiries on 972-386-0338.
