Kolter Urban is the luxury condominium arm of The Kolter Group, a Delray Beach, Fla., real estate developer whose own materials mark 1997 as its starting point. The urban group builds high-rise and mid-rise condo towers in the Palm Beaches, Fort Lauderdale, Sarasota, St. Petersburg, Tampa and Atlanta, and it runs regional offices in three of those markets. Its sister companies handle single-family homes, multifamily rentals, hospitality and land. The project in today’s coverage is The Island at West Bay Club in Estero, a 24-story tower with only 86 homes, designed by GarciaStromberg and built by Manhattan Construction Company. It topped out at the end of October 2026, with prices starting around $3 million. The Kolter Group says its investments carry an expected value above $30 billion.
$7 billion, 5,600 residences, one product type
Kolter Urban states it has invested in $7 billion of completed and in-process projects, expected to deliver more than 5,600 residences. What is notable is how little the product varies: waterfront and water-view condominiums and townhomes in downtown locations, built to a luxury specification, with the company describing dramatic expanses of glass and view-driven architectural design as the common thread.
The geography is equally deliberate. The company names the Palm Beaches, Fort Lauderdale, Sarasota, St. Petersburg, Tampa and Atlanta as its locations, and its current portfolio adds Naples and Estero. Named projects include 1000 Boulevard of the Arts in Sarasota, 3300 Gulf Shore in Naples, Art House in St Petersburg, Elyse Buckhead in Atlanta, Maison d’Or in West Palm Beach, One Tampa, The Island at West Bay in Estero, and The Ritz-Carlton Residences on Sarasota Bay. For subcontractors and consultants in Florida’s coastal high-rise market, that is a usable pipeline map.
Kolter Urban is one arm of a larger group. The Kolter Group LLC also operates Kolter Homes, Kolter Multifamily, Kolter Hospitality, Kolter Land and Kolter Financial Services, which means land acquisition, financing and hospitality expertise sit inside the same ownership as the condominium business.
Management is structured regionally rather than by function. Bob Vail is president, with separate presidents for West Florida and Atlanta, a senior vice president, and a vice president of construction. Below that the team carries development executives, development and project managers, an acquisitions and pre-development manager, a construction executive, an owner’s representative and a director of customer service. The group states its leadership team and portfolio company presidents hold nearly 200 years of combined real estate experience.
The in-house director of customer service is worth flagging: for a buyer of a pre-construction condominium, post-closing service is usually the weakest link, and naming the role suggests it is staffed rather than delegated to a management company.
