The Cordish Companies is a Baltimore developer that Louis Cordish founded in 1910. It’s still family-owned, now in its fifth generation, with David Cordish as chairman and CEO since the late 1960s and his three sons as partners. The company’s grown from Baltimore-Washington real estate into ten lines of business, from entertainment districts and hotels to residential, coworking and gaming, and it still owns and manages nearly everything it builds. Its Live! brand is the best known. In Petersburg, Va., Cordish and Bruce Smith Enterprise topped out the 12-story hotel tower of Live! Casino & Hotel Virginia on Oct. 8, a $600 million resort that AnderCorp and Davis Brothers are building for a late 2027 opening.
Ten business lines is a lot for a privately held developer, and the list is worth seeing in full because the combination is the strategy: commercial real estate, coworking spaces, entertainment districts, gaming, hotels, international development, private equity, residential, restaurants and sports-anchored districts.
Restaurants and entertainment districts in the same company is the unusual pairing. Most developers lease space to operators. Cordish states it creates, develops and operates restaurants itself, which means it controls the tenant mix in its own districts rather than hoping the right operators show up. The coworking business, launched in 2015, works the same way.
Sports-anchored districts are the signature. The company describes itself as the country’s largest and most successful developer of mixed-use districts built alongside professional sports venues, and says its entertainment districts attract more than 50 million people a year. The LIVE! brand carries that work, across properties including the Power and Light District, Fourth Street Live and Ballpark Village.
The ownership model is the detail a contractor or consultant should register: the company says it still owns and manages nearly everything it builds. A long-hold owner behaves differently from a merchant developer during design, because a decision about mechanical equipment or a facade detail lands on its own operating budget in year ten rather than a buyer’s.
International development is its own line, covering urban planning, development and operations, with named presence in China, Japan and Taiwan alongside North America.
Community work is published rather than implied, organised under urban renewal, community building, diversity and inclusion, sustainability initiatives, and philanthropy and volunteerism. For a developer whose projects reshape downtown blocks, urban renewal appearing as a stated programme rather than a side effect is at least a claim that can be checked against specific districts.
The capital side runs through Cordish Private Ventures, founded in 1998, which gives the firm an equity arm separate from its development business.
Headquarters is Baltimore. The company publishes no headcount and no founding year for the parent business, citing more than a century of operations, and names no certification or affiliation.
