Redniss & Mead is a land use consulting firm headquartered on First Street in Stamford, Connecticut, offering land surveying, civil engineering, site planning, and zoning and permitting work. President Richard Redniss and longtime principal Aubrey Mead have led the practice for decades; Mead joined in 1977. In 2015 the firm absorbed the Wilton surveying practice Ryan and Faulds, and it now lists offices in Stamford, Wilton, Greenwich and Westport. Clients range from single homeowners to developers, institutions and corporate campuses across Fairfield County, with AICP-certified planners handling entitlement work. Highlighted projects include Harbor Point in Stamford and The Waypointe district in Norwalk. Redniss & Mead is the civil engineer on M7 Lofts, a 286-unit office-to-residential conversion in Norwalk’s Merritt 7 park.
Staff here average more than 20 years with the company. In a field where surveyors and planners move between firms regularly, that is the detail that explains why Redniss & Mead keeps appearing on the same Fairfield County projects over decades.
The team page lists 42 people in three tiers: a six-person leadership team, eleven licensed professionals, and 25 emerging professionals and operations staff. Craig J. Flaherty, PE is principal and president, Brian P. McMahon, PE directs engineering, Lawrence W. Posson, PLS directs surveying, and Raymond R. Mazzeo, AICP manages most planning and zoning work as senior planner. Longevity runs deeper still — Aubrey E. Mead, Jr. joined in 1977, Raymond L. Redniss, PLS has six decades of surveying behind him, and Richard W. Redniss, FAICP has more than 40 years of Fairfield County land-use practice.
Three service lines sit in one office: land surveying, civil engineering, and planning and zoning. That combination is the reason an owner can get a survey, a stormwater design and representation at a public hearing without coordinating three firms.
The surveying menu is long and specific — A-2 surveys, ALTA/NSPS land title surveys, zoning location surveys, improvement location and as-built surveys, subdivision and easement maps, hydrographic surveys, horizontal and vertical control, average grade and grade plane analysis, wetland mapping, underground utility mapping, construction layout and monitoring, GPS services and expert witness work.
Coastal work is a genuine specialism given the geography: dock and seawall design, dredging planning and permitting, shoreline protection, and flooding and storm surge analysis.
Permitting reaches four levels of government — Connecticut DEP stormwater registrations and 401 water quality certifications, CT DOT and DPUC, New York DEC and SEQR review, NYC DEP, FEMA LOMR and LOMA submissions, FAA Notice of Construction or Alteration filings, and Army Corps Section 404 wetlands approvals. On the zoning side the firm drafts text amendments, zone changes, special exceptions and variances, and has structured inclusionary zoning for affordable and below-market-rate housing. Staff have served on local and state land use boards themselves.
The firm has grown by addition as well as hiring. In 2015 it acquired Ryan and Faulds, a boutique land surveying firm whose surveyors, led by Douglas Faulds, continue serving clients from the Wilton office. 41° North Land Use Advisors is an independent boutique planning and zoning practice in Greenwich formed in partnership with Michele Cronin, AICP.
Project history covers Harbor Point in Stamford, The Waypointe in Norwalk, the Chelsea Piers and NBC Sports campus at I-95 Exit 9, Charter Communications at Gateway, Stamford Hospital, the Bruce Museum, Merritt on the River and LCB Senior Living. Independent school clients include Convent of the Sacred Heart, Greenwich Academy and Brunswick School.
Recognition spans Surveyor of the Year from the Connecticut Association of Land Surveyors, a Boston Society of Architects Honor Award for Design Excellence, a National Apartment Association PARAGON Award, a Guardian of the Community Award from the Boys & Girls Club of Stamford, Champions of Housing from New Neighborhoods Inc., and a 2018 Hearst Media Top Workplace listing.
Stamford office hours are 8:00am to 4:30pm weekdays, with satellite offices in Wilton, Greenwich and Westport each on its own phone line.
