Granoff Architects is a full-service design firm established in 1989 and based at 330 Railroad Avenue in Greenwich, Connecticut, a landmark building it restored for its own offices. A second studio operates in Palm Beach, Florida, and the firm has more than 30 people. It doesn’t tie itself to one style, and the work ranges from historic restorations and adaptive reuse to modern houses, offices and multifamily buildings. It has won Connecticut Trust for Historic Preservation awards for 330 Railroad Avenue and for turning the old Greenwich Post Office into a Restoration Hardware gallery. Granoff Architects is the architect for M7 Lofts in Norwalk, a 286-unit office-to-apartment conversion co-developed by affiliate Granoff Real Estate with Saber-Hightower.
The firm’s own office is one of its projects. In 2016 Rich Granoff and Jeff Mendell bought 330 Railroad Avenue, a Greenwich landmark, and gut-rehabbed it in coordination with the State Historic Preservation Office and the Town of Greenwich. The restoration collected three honors in 2018 — a Connecticut Preservation Award from the Connecticut Trust for Historic Preservation, a Greenwich Preservation Award from the Greenwich Historic Society, and the Greenwich Trust Leadership Award — and the building is now where the practice works.
Granoff Architects has been going since 1989, with a team of more than thirty across four integrated disciplines: residential architecture, commercial architecture, landscape design and interior design. Rich Granoff, AIA, LEED AP is founder and chief executive; Erik Zambell, AIA and Ken Andersen are principals.
There is no signature house style, and that appears to be deliberate. The portfolio runs from historic restoration to modern sustainable houses and offices, with green design treated as a baseline condition rather than an add-on service.
Adaptive reuse is a recurring strength. Converting the Greenwich Post Office into a Restoration Hardware gallery won a 2015 Connecticut Trust award, and the related 310 Greenwich Avenue project took first place in adaptive reuse at ABC’s 25th Annual Excellence in Construction Awards in 2014.
On the residential side, a 5,500-square-foot house in Atlantic Beach, New York won the 2022 People’s Pick Award for Modern Architecture from AtHome Magazine, and a Balinese-inspired home in Jupiter, Florida took a 2017 AtHome A List Award for best traditional architecture under 7,000 square feet. The Granoff Residence in Old Greenwich won a 2022 Serendipity Design Innovator Award in the “Bringing the Outdoors In” category.
Commercial clients shown on the firm’s own pages include Restoration Hardware, Tishman Speyer, Chase, CBRE, Toll Brothers and AQR. Built work covers Chabad of Greenwich, Blackstone Steakhouse, Work Well Co-Working, Fairfield Station Lofts, The Modern, a barn transformation and a bespoke playhouse. On the boards: Atlantic Mills in Providence, a Yonkers apartment building, the Summit Club in Armonk, Farrell Estates in Wellington, a Utah residence and a Connecticut waterfront house.
A second office operates at 240 Royal Palm Way in Palm Beach, which explains the Florida work rather than treating it as a stretch. General inquiries go to mail@granoffarchitects.com.
