Venture One Real Estate is an industrial real estate investor and developer headquartered in Rosemont, Illinois, just outside Chicago. It buys, builds and manages warehouse, manufacturing and outdoor storage property in the Chicago area, the Northeast and Florida, with regional offices in East Rutherford, New Jersey, and Fort Lauderdale. The firm runs its own investment funds and handles development, construction, property management and asset management in-house. It reports about 22 million square feet purchased, 17 million square feet developed and roughly 300 buildings acquired. Venture One broke ground in October 2026 on a 189,680-square-foot build-to-suit in DeKalb that will be Aermec North America’s U.S. headquarters and manufacturing plant, with Meridian Design Build as general contractor and Ware Malcomb as architect. Completion is expected in the third quarter of 2027.
Three offices cover the three markets: corporate headquarters at 9500 W Bryn Mawr Ave, Suite 340 in Rosemont, Illinois on 847-243-4300; a Northeast regional office at 1 Meadowlands Plaza, Suite 202 in East Rutherford, New Jersey; and a Southeast office at 301 E Las Olas Blvd, Suite 220 in Fort Lauderdale.
The firm was started by co-founders Mark Goode and Roy Splansky, and the senior team is organised by function rather than geography, with managing partners separately heading acquisitions and development, a principal for the Northeast region, a senior vice president for Florida, and three senior vice presidents in development services.
Its own published track record: roughly 22 million square feet purchased, 17 million square feet developed and about 300 buildings acquired.
What the news page shows is a firm transacting at a steady clip through 2026, at both ends of the size range. On October 13 it broke ground on a U.S. headquarters and manufacturing facility for Aermec North America. On October 12 it acquired a 61,314-square-foot industrial building in Lakeland, Florida, and on October 2 a 26,336-square-foot leased building in Wood Dale, Illinois. In September it broke ground on a 1.2 million-square-foot build-to-suit distribution facility for Amazon in Crown Point, Indiana. August brought a three-building, 133,998-square-foot portfolio in the Chicago MSA; July a two-building, 66,136-square-foot portfolio in Romeoville and a 22,112-square-foot multi-tenant building in Downers Grove; and June a 2.68-acre industrial outdoor storage site in Bay Shore, New York.
That mix — a million-square-foot Amazon build-to-suit in the same quarter as a 26,000-square-foot single-tenant acquisition and an outdoor storage land deal — is the clearest statement of what the firm buys. Industrial outdoor storage sites appear alongside warehouse and manufacturing product, and both the fund vehicles and the balance sheet are active.
