Flooring and hard surfaces in Troy, Michigan see seasonal wear from snow, salt, and humidity, which can trap soil deep in fibers and grout. Routine carpet cleaning helps remove embedded grit from high-traffic hallways and living areas; technicians typically pre-vacuum, spot-treat, and use hot-water extraction suited to the fiber type. For kitchens, baths, and entryways, tile cleaning targets buildup along grout lines where mopping can’t reach; after agitation and rinse, many homeowners choose a penetrating sealer to slow future staining. When unexpected leaks occur, water damage restoration focuses on fast extraction, controlled drying with dehumidifiers and air movers, and moisture checks to help prevent secondary issues. Properties in nearby Rochester Hills often face similar maintenance due to heavy freeze-thaw cycles, so seasonal scheduling can make a difference. Modernistic serves homes and businesses with options for area rugs and related surface care, and crews can coordinate services so soft surfaces and hard floors are cleaned in a practical order without disrupting daily routines.

Modernistic has been doing cleaning and restoration work since 1973 and describes itself as family-owned and Michigan-made. Its own phrasing on the point is blunt: “Not a Franchise, We’re a Family.” Troy is the flagship office, at 1402 Rankin Dr., and it anchors the Detroit and Ann Arbor region within a statewide network that also runs out of Grand Rapids, Kalamazoo, Lansing, Saginaw and Traverse City.

Technician credentials are the detail most worth checking in this trade, because the certifications govern how a loss is dried and documented. Modernistic states that its technicians are certified by the Institute of Inspection Cleaning and Restoration Certification (IICRC) and by the National Air Duct Cleaners Association (NADCA), which maps to the two halves of the business: surface and fibre care on one side, duct and ventilation work on the other.

Response time is where the company commits to specifics. Restoration crews are listed as available 24/7/365, and the stated goal is to be on site within 60 to 90 minutes of a call. That matters more than it sounds for a water loss, where the gap between discovery and extraction largely decides whether a repair becomes a rebuild.

Beyond the carpet, tile and water work already covered above, the Troy service list extends to mold remediation, fire damage, dryer vent cleaning, burglary and vandalism cleanup, and insurance claims support, plus anti-allergen treatment, carpet deodorising and protection, and customised maintenance plans for commercial buildings. Luxury vinyl tile and plank cleaning is handled as its own commercial service.

Scheduling is set up to be low-friction: quotes are free, commercial work is estimated on site, and the Troy FAQ describes contact-free service, meaning a homeowner does not need to be present during the appointment. Calls route to a single team of customer care representatives rather than to individual branches.
