HRI Properties is a New Orleans real estate company that has focused on urban revitalization since 1982. Its affiliated companies develop, own, design and manage branded and independent hotels, apartment communities and mixed-use, mixed-income properties. HRI Communities, its affordable and community development arm, reports $1.6 billion in total community development, more than 48 completed mixed-income, senior and affordable housing developments and more than 6,200 apartment units. HCI Architecture, its in-house design practice, and HRI Management round out the vertically integrated model. Past work includes Bienville Basin, the phased redevelopment of the former Iberville public housing site. HRI Communities is developing the $26 million conversion of Algiers’ Touro Shakspeare Home into 52 affordable senior apartments, due in early 2027.
The scale of HRI’s portfolio is easier to grasp in numbers than in narrative. The company reports 113-plus large-scale projects completed, 120-plus lodging and residential properties under management, and more than $3.8 billion in total development since 1982. Its headquarters is at 812 Gravier Street, Suite 200 in New Orleans.
Each affiliate carries its own figures. HRI Management, established in 1984, oversees more than 50 properties across over a dozen cities with more than 150 associates. HCI Architecture, formed in 1995, has completed more than 65 large-scale design projects totalling over 4,300 apartment units, 4,900 hotel rooms, 560 condominium units and more than a million square feet of office and retail space. HCI Construction handles construction management and is registered in Louisiana as a general contractor. Two further lines round out the model: FF&E Procurement Services, which sources furniture, fixtures and equipment, and HRI Realty Services, a commercial brokerage.
The public housing work is the part of the record that distinguishes the company. Beyond the Iberville redevelopment, HRI completed the transformation of the former St. Thomas site under the federal HOPE VI programme, and the Iberville work ran under Choice Neighborhoods. Both are long-horizon, multi-phase undertakings where the financing structure is as much the product as the buildings.
On the hotel side, HRI Hospitality is an approved operator for major full-service and focused-service brands, which is what allows a historic conversion to carry a flag. The Industrialist Hotel in Pittsburgh, part of Marriott’s Autograph Collection, is a current example; the Hilton Tempo in Nashville and a Hilton Garden Inn in Dallas sit in the same category.
Recent residential completions include West Tunnel Lofts in Houma, which opened in May 2026, and Mid-City Lofts, completed in January 2026. Older New Orleans conversions in the portfolio include Bywater Art Lofts, Blue Plate Artist Lofts, the Woodward Lofts and the Strand Penthouse. The company’s stated focus throughout has been historic properties and underutilised infill sites rather than greenfield land.
