McKinstry

McKinstry is a Seattle-headquartered mechanical contractor and energy services firm founded in 1960, working nationally across design-build HVAC, building controls, energy retrofit, facility operations and decarbonization consulting. The combination of construction and long-run facility services is the firm’s distinguishing feature: it holds the mechanical scope through installation and then frequently operates and tunes the systems it installed. McKinstry handled mechanical on Kaiser Borsari Hall at Western Washington University in Bellingham, a four-storey, $55 million mass timber academic building that earned Zero Carbon and Zero Energy certification from the International Living Future Institute following a 12-month measured-performance audit. Part of the project’s reported savings came from switching to a variable refrigerant flow system. Mortenson was general contractor and Perkins&Will architect.

Worth adding to the profile above: how the firm is organised internally, and what it does that is not contracting.

McKinstry describes more than 60 years of operating history and offices nationwide rather than a single regional footprint. Its stated model is to design, build, optimise and maintain facilities and energy assets — four verbs that cover a building’s whole life rather than the construction phase alone. Procurement sits in the same list, which is unusual for a mechanical contractor and points to a firm buying equipment on behalf of owners as well as installing it.

Several named programmes give a sense of where the firm puts money that is not billable. The Spokane Living Laboratory is a building-performance testbed. The Zero+ Commitment and Action for Impact are its sustainability and community initiatives. Dawson Ventures is a venture arm, which means the company is investing in building-technology companies rather than only buying from them.

On the workforce side, Hiring Our Heroes is a military fellowship programme and the B.L.U.E. Internship Program is its early-career pipeline. For a trade contractor of this size, the constraint on growth is usually skilled labour rather than backlog, and formal pipeline programmes are the response.

The firm frames its purpose around healthier, more efficient and safer built environments, and that framing is consistent with the energy-services half of the business, where the product sold is a performance outcome rather than an installed system.
