London Bay Development Group

London Bay Development Group is a Naples-based developer and homebuilder working across luxury residential, hospitality and community development in Southwest Florida. The firm marks 35 years in business and operates development, homebuilding and interior design arms under one roof, which is unusual for a developer at its scale and shows up in the level of specification control on its projects. London Bay is the developer of Saltleaf on Estero Bay, a $750 million, 500-acre coastal community in Bonita Springs whose centrepiece is the two-tower Ritz-Carlton Residences, 224 units across 1.93 million square feet with a $458 million construction value. The south tower opened in March 2026 and the north tower topped out in September 2026. Coastal Construction is general contractor and Arquitectonica is architect.

Saltleaf is the current headline, but the structure of the company is what makes a project of that size possible for a developer of this scale.

Four divisions operate under one roof. London Bay Development Group handles community development. London Bay Homes builds custom houses. London Bay Renovation takes on luxury remodels. Romanza Interior Design does the interiors. Title services come through an affiliated Gulf Coast company. A buyer moving through that sequence — buying a lot in a London Bay community, having London Bay build on it, and Romanza furnish it — never leaves the organisation, and the developer keeps the specification decisions it would otherwise hand to a third party.

The community list reads as a map of high-end Southwest Florida: Mediterra, Port Royal, Park Shore, Cambridge Park, and the Estero Bay corridor around Bonita Springs. Moorings Park Grande Lake and the restaurant Acqua Bistecca also appear in the portfolio, the latter an unusual line item for a homebuilder and a sign of how far the hospitality side of the business runs.

The company cites more than 35 years in business and works from 2210 Vanderbilt Beach Road, Suite 1300, in Naples.

For a buyer, the integrated model is the thing to weigh. It removes the coordination gaps between builder, architect and designer that cause most of the friction on a custom home, at the cost of narrowing who is checking whose work.
