Vestar

Vestar is a Phoenix-based retail and mixed-use developer, owner and operator founded in 1989, with a portfolio concentrated in the Southwest and West. The firm develops and manages open-air shopping centers and entertainment districts, and is a partner in Scottsdale Quarter, one of the region’s benchmark lifestyle centers. In September 2026 the Mesa City Council approved a development agreement with Vestar for Legacy Park and the adjacent Gateway Crossing, a roughly 9.4 million-square-foot program valued at $3 billion and the largest development in that city’s history. The plan carries 300,000 square feet of retail and restaurant space, 3.4 million square feet of office, 2,500 multifamily units, a 600-room resort hotel and a public park of more than 20 acres.

Ownership structure is the first thing to know about Vestar. The company became 100% employee-owned when management exercised its buyout right of Ameritech – a transition that put the people operating the centres on the same side of the table as the investors in them.

Since 1989 the firm has operated, acquired and developed institutional-quality real estate across the western United States. Its own milestone list records 69 retail projects developed, totalling 23.6 million square feet in the western U.S., and a current portfolio of more than 30 million square feet under operation and management. Institutional and private-client investors have acknowledged the company as an industry leader in that space.

A third business line came later: third-party asset services, offered to owners who want Vestar’s operating platform without selling the asset. For a developer-operator, that is a meaningful shift – it separates the management capability from the balance sheet and lets the firm work on centres it does not own.

The base is Phoenix, and the geography stays western. Retail real estate is unusually local in its economics, and a portfolio concentrated in one half of the country is a deliberate choice about where the leasing relationships and the market knowledge actually are.
