Oliver / Hatcher Construction

Oliver / Hatcher Construction is a general contractor and construction manager founded in 1995 and headquartered in Novi, Michigan, with a second office in Detroit. The firm builds and renovates warehouse and distribution facilities, manufacturing and industrial plants, office and retail buildings, hospitality properties and healthcare space, and it has a long track record on brownfield redevelopment across southeast Michigan. Oliver / Hatcher works as both design-build contractor and construction manager, handling preconstruction, budgeting and self-performed site coordination. The firm is design-build general contractor on LuxWall’s 276,000-sq-ft vacuum-insulated glass manufacturing plant in Detroit, a project whose shell is complete with equipment commissioning underway ahead of production in 2027.

Paul Oliver and Paul Hatcher started the firm in 1995 as a three-person office. By 2020 it was running more than 150 million dollars in annual project volume, and it reports more than 40 million square feet of project experience overall.

The number that actually distinguishes the practice is the second one: more than 15 million square feet of that total has been built on brownfield sites. Brownfield redevelopment is carried as a named service alongside site analysis and evaluation and environmental assessments, which means the firm sells the due diligence and the remediation sequencing, not just the building that eventually goes on top. For an industrial developer looking at a former manufacturing parcel in southeast Michigan, that is the difference between a contractor and a partner.

One project from 2000 is still the best illustration of the firm’s appetite for unusual work. At a former GM Fisher Body plant in Livonia, Michigan, the team raised a 300,000 square foot roof in place. ENR described it as the most ambitious known project of its kind in the United States.

In 1999 the company became certified under ISO 9001, and states it was one of only ten general contractors at the time to hold that accreditation. Whether the certification is still current is not stated on the site, so it should be confirmed directly rather than assumed.

Delivery methods run to construction management, design-build, general contracting, and preconstruction and post-construction services. Seventy-five per cent of business comes from repeat customers, which is the figure a first-time client should weigh against the fact that most of the firm’s capacity is already spoken for.

Offices are in Novi and Detroit in Michigan, plus Palm City, Florida. Outside the day job, the company has raised more than 1.5 million dollars for C.S. Mott Children’s Hospital through twenty years of charity golf outings.
