TBC Development

TBC Development is a Dallas-Fort Worth commercial general contractor specializing in ground-up construction, tenant improvements, design-build, preconstruction, commercial renovations, and construction management. We partner with owners, developers, architects, and businesses to deliver commercial projects across retail, office, industrial and manufacturing, restaurant and hospitality, automotive, fitness, mixed-use, multifamily, and other commercial markets throughout DFW and North Texas.

The office is at 6301 Gaston Avenue in east Dallas, and the work stays private-sector and commercial, with no public bid work in the profile.

Two things distinguish the operation from a conventional general contractor. Design is handled in-house rather than outsourced to a third-party architect, which collapses one of the usual handoffs on a tenant improvement or a ground-up retail building. And the firm runs projects through Buildertrend, giving owners live access to schedule, photographs and progress rather than a weekly report, a transparency choice more common in residential construction than commercial.

Estimating is where the company puts its emphasis. It describes its process as proprietary and built around transparency, and offers a free project consultation at the front end. On tenant improvement work, where scope is often still moving when pricing starts, how a contractor handles the estimate usually turns out to be the whole relationship.

Delivery methods cover ground-up commercial construction, tenant improvements, renovations, design-build, construction manager at risk and preconstruction services. The market list is broad: retail, restaurant, office and co-working, industrial, medical, automotive, fitness, sports and recreation, multifamily and mixed-use.

The client roster the company publishes is a reasonable proxy for what that breadth means in practice. Tint World, Mulberry’s, Texas Health Addison, Lifetime Fitness, Melting Pot and Talkin’ Tacos span automotive service, dry cleaning, healthcare, a large fitness box and two restaurant formats. Those are six different fit-out problems with six different sets of equipment, ventilation and inspection requirements.

The company’s work has also been cited in Dallas Morning News reporting on what building additions cost.
