RISE: A Real Estate Company

RISE is a vertically integrated real estate developer, builder and property manager founded in 1995, headquartered in Jacksonville, Florida with a long-standing office in Valdosta, Georgia. The company has developed more than $4.5 billion of real estate across 26 states, working in student housing, conventional multifamily, build-for-rent and 55-plus active living communities. Because it develops, constructs and manages in house, RISE takes on public-private partnerships where a university wants a building delivered without giving up ownership. It is financing and constructing the University of Tampa’s 833-bed residence hall at 110 South Boulevard under a structure where the university retains ownership and operations while RISE handles maintenance and custodial. Earlier campus work includes a three-phase transformation at Appalachian State University and four phases of student housing at LSU.

Two offices carry the business: the Jacksonville headquarters at 10161 Centurion Parkway, Suite 200, and a Georgia office at 129 North Patterson Street in Valdosta. The company summarises its position as building transformative communities since 1995, and states a mission of improving lives, with an internal motto, Love. Serve. Care., that it treats as the backbone of its culture alongside a safety-first stance.

Third-party recognition backs the management side of the business rather than the construction side. JTurner Research ranked RISE the number one student management company in the nation, and the company holds Great Place to Work certification.

The delivery record on campus is where the vertical integration shows. At Michigan Technological University, a fast-tracked development, design and financing process took East Hall from an October 2023 groundbreaking to on-time and on-budget delivery. A second phase of on-campus housing at Jacksonville State University broke ground in April 2025. RISE also entered a joint venture to develop Ivy and Elm, a student housing community in Oxford, Mississippi serving the university there, and has completed work for New Jersey Institute of Technology.

Away from student housing, the company’s own communities carry the RISE name directly: RISE Julington and RISE Baymeadows in the Jacksonville area, RISE Viera on Florida’s Space Coast, RISE Glen Kernan Park, RISE at Nocatee, and Prosper on Fayette. The apartment search on its site is split four ways between multifamily, on campus, off campus and 55-plus active living, which is a reasonable map of where the portfolio actually sits.

The company also runs a community programme staffed by its own team, including a Valentine’s drive organised with QUOLA, a local soup kitchen serving the homeless community, assembling bags of essential needs and snacks.
