Vornado Realty Trust

Vornado Realty Trust is a Maryland-incorporated REIT headquartered at 888 Seventh Avenue in Manhattan, and one of the largest owners of Manhattan office and street retail. It employed 3,145 people at the end of 2025, most of them through its building maintenance arm. Vornado’s development work concentrates on the Penn District, where it completed the roughly $750 million PENN 2 repositioning, re-cladding a 1968 tower above Penn Station as an over-clad rather than demolishing it. The firm puts the embodied carbon avoided by keeping the frame at about 54.1 million kgCO2e. Its portfolio also includes THE MART in Chicago, 220 Central Park South and 555 California Street. Vornado publishes no social accounts.

Behind the ownership position sits an operating business most tenants deal with more often than they deal with the REIT. BMS Building Services is a wholly owned Vornado subsidiary providing engineering, janitorial, security and architectural maintenance, and it works for outside clients as well as for the Vornado portfolio. Alongside it the company runs web-based tools for tenants to raise maintenance, janitorial, after-hours HVAC and plumbing requests, and a construction management team that oversees initial tenant build-outs, major building alterations and minor works in occupied office or retail space.

The environmental record is documented in some detail. Vornado holds ENERGY STAR Partner of the Year, Sustained Excellence for 2024, and had more than 6.6 million square feet of office space carrying the ENERGY STAR label in 2023. It describes itself as the largest owner of LEED-certified property in the United States, with over 27 million square feet certified and nearly 25 million of that at LEED Gold or higher. It has taken GRESB Green Star distinction eleven times, scored an A for ESG public reporting, ranks first in the USA among diversified office and retail REIT peers, and won the NAREIT Leader in the Light award, including the 2021 Leadership Personified award. The company is a member of the Climate Group’s EP100 and of ULI Greenprint.

Financing has followed the same line. Vornado issued $750 million of green bonds and had disbursed over $405 million of the proceeds within the first year, with annual use-of-proceeds reporting published alongside its TCFD disclosures.

Beyond office and retail, the portfolio carries two less obvious segments. Signage is a real business: the company owns advertising positions at the Times Square bow tie and at the 34th Street entrance to Pennsylvania Station, corridors it says more than a million people walk past on an average day. Residential holdings run past 2,000 units in New York City, including 1 Beacon Court, 220 Central Park South and The Park Laurel. Street retail alone runs past 2.4 million square feet, weighted toward flagship stores.

The company’s registered office is 888 Seventh Avenue, New York, NY 10019.
