The crew trades as Modern Builders, works from 3801 S. Michillinda Drive in Pasadena, and holds California contractor licence number 1079589. It is a family business, and the company is direct about why it keeps saying so.

Its argument is that stucco is unforgiving of shortcuts and that most of those shortcuts are invisible once the job is finished. Skipping the scratch coat cure. Thinning the mix. Papering badly around a window head. Patching over a moisture problem rather than finding it. All of them look fine on handover day and fail two or three winters later. Being a family firm in the same city under the same licence number, the company argues, is a different set of incentives from a crew assembled for one season.

That belief shapes the estimating process. The first stated principle is to look at the whole wall rather than just the crack, because most stucco failures are water failures, and finding where the water is getting in comes before quoting the repair. The second is that the estimate explains the reasoning and not only the number. The company also says it would rather talk an owner out of a repair they do not need than sell them one they do.

Exteriors are the whole business rather than a sideline. The work covers stucco repair and full re-stucco, three-coat and two-coat systems, texture and colour matching on older homes, drywall, siding, exterior painting and roofing. On older houses a job almost always crosses trades, and the company keeps it with one crew and one point of contact rather than handing off. Materials come from GAF, Sherwin-Williams and Parex USA. Guarantees are provided across all types of work.

The service area reaches well past Pasadena and San Marino. Arcadia, Sierra Madre, Duarte, Glendale, Burbank, Alhambra, Rosemead, El Monte, La Puente, Whittier, Walnut, Pomona, Culver City, Hollywood and Long Beach are all listed, with Riverside, Fontana, Victorville, Hesperia and Apple Valley marking the eastern reach into the Inland Empire and High Desert.

Estimates are free and booked on site, and the company publishes typical price ranges by project type on its service area page. Direct line is (626) 737-0053.
