Spandrel Development Partners

Spandrel Development Partners is a real estate development firm founded in 2013 and headquartered in New York City, working on residential, hotel and mixed-use property in New York and select Southeast markets. The company bought the 32-story tower at 400 South Tryon Street in uptown Charlotte at a public foreclosure auction in April 2025 for $36 million, against a tax value of $115.3 million, after the prior ownership defaulted on a $93.5 million loan. Spandrel has since filed a land development construction permit for what would be Charlotte’s largest office-to-residential conversion: up to 599 apartments on the top 25 floors, roughly 200 hotel rooms below, and more than 24,000 square feet of retail.

Spandrel marked ten years in business in 2023 and describes itself as a multi-disciplined real estate development firm working across mixed-use, multifamily, hospitality and retail in what it calls target cities of growth.

The interesting part is how those targets get chosen. Rather than following a market narrative, the firm says it runs a systematic study of high-tech GDP, labour, wage and population growth, and sources projects from what that analysis surfaces. It credits that method with building its pipeline in the southeastern United States, and its current portfolio spans South Carolina, New York, Georgia and Florida.

Radius Dilworth is the project the firm leads with, and it shows the scale it is now working at. The development delivers 626 market-rate apartments in Dilworth, one of Charlotte’s more sought-after submarkets, split between a 26-story tower and an 8-story midrise, with on-site parking and amenities including a pool and indoor and outdoor lounges. Splitting a unit count across a tower and a midrise on one site is a structural and phasing decision as much as a design one; it lets a developer stage delivery and hedge absorption rather than betting the whole count on a single completion date.

The firm’s account of its own process leans on ownership perspective: from concept through construction, Spandrel says it brings an owner’s view to development rather than a fee-developer’s, with the stated aim of long-term value rather than a quick exit. On conversion work in particular, where the underwriting depends on decisions taken years before stabilisation, that distinction has practical consequences for how much risk gets designed out early.

The company is headquartered in New York City.
