The Brodsky Organization

The Brodsky Organization is a privately held New York developer, owner and manager founded in 1947 when Nathan Brodsky began renovating buildings in Greenwich Village. Three generations later the firm has developed more than 15,000 apartments across over 100 rental, condominium and cooperative buildings, and it still manages most of what it builds. Its holdings concentrate in the West Village, Chelsea, Midtown, Carnegie Hill and Morningside Heights in Manhattan, and Downtown Brooklyn, Prospect Heights and Gowanus across the river.

Brodsky is the lead developer on the conversion of the 1902 Flatiron Building at 175 Fifth Avenue into 38 condominium residences plus ground-floor retail, working with GFP Real Estate, Sorgente Group and ABS Real Estate Partners. Other recent projects include 499 President in Gowanus, a 350-unit rental completed in 2025, Brooklyn Crossing, an 858-unit building delivered in 2022, and Plank Road, which pairs 316 apartments with a New York City public school.

Retail is the quieter half of the Brodsky book. The firm owns and leases storefronts both inside its residential buildings and as stand-alone assets, and curates the tenant mix around what a given block actually needs: supermarkets, pharmacies, cafes, restaurants, specialty food operators and financial institutions alongside national brands.

The commercial roster shows the range. The Devonshire House at 28 East 10th Street carries eight retail units let to an optician, a bakery, a wine merchant, a brow studio, a nail studio and a florist. The Walton at 104 West 70th Street has four, currently Lululemon, New Balance and Epices Bakery. Seven units at 1420-1426 Third Avenue house Emmy Squared, Maman, Pig Beach and Antonucci Cafe. Brooklyn Crossing’s ground floor holds Life Time, Glowbar and Spear Physical Therapy, and the Royal Palms Shuffleboard Club occupies a stand-alone building at 514 Union Street beside 499 President.

Institutional and hospitality projects run through the portfolio as well: the 150,000 square foot Hunter College School of Social Work in 2008, 77 units of CUNY Graduate Center housing in 2009, and the 60-room High Line Hotel in Chelsea in 2013. Earlier large rentals include West End Towers, a thousand apartments across 1.11 million square feet completed in 1995, One Columbus Place with 729 apartments in 1997, and Bridge Tower Place in 2000, which combined 90 rentals with 128 condominiums.

Design specifications on the current projects are unusually public. At the Flatiron Building, 255,000 square feet reworked into 38 residences, interiors are by Studio Sofield, with kitchens and closets by Poliform, bath fittings by Waterworks and appliances by Gaggenau. At 499 President the amenity package runs to roughly 25,000 square feet and includes a rooftop pool, golf simulator, Pilates studio, co-working lounge and fitness centre.

For the first time the firm is building outside New York. A ground-up residential and mixed-use development at 211 Trinity Place in West Palm Beach, on the Holy Trinity Episcopal Church site, extends the Brodsky platform into South Florida.
