RXR is a real estate owner, developer and investment manager headquartered in Uniondale, New York, founded in 2007. The firm holds a large office and multifamily portfolio across New York City, Long Island, Westchester and the surrounding region, and has moved substantially into office-to-residential conversion as Manhattan office demand has concentrated in newer buildings. RXR is a partner with SL Green and Apollo Global Management on the conversion of 5 Times Square, a 38-story, 917,745-square-foot former Ernst & Young tower being rebuilt as 1,250 apartments, 313 of them permanently affordable. Construction began in January 2026 under a $1.3 billion loan.
RXR publishes its own scale figures, and they set the frame for everything else: roughly 450 employees, 108 properties, 9,400 multifamily units, $16.4 billion of gross asset value under management, and 30.9 million square feet, reported as 2025 highlights. The company runs two offices, a New York City address at 75 Rockefeller Plaza and the Long Island office at 625 RXR Plaza.
Five investment strategies sit on one platform. Class A office covers more than 18 million square feet, anchored by the Gemini Portfolio and core New York City holdings. Residential targets value-add Class A rental housing nationwide, counting 12,500 multifamily and for-sale units including development rights for roughly 3,000 more. Capital Solutions places high-yield real estate credit, with more than $2.2 billion in total loan originations, weighted toward rental housing and industrial. The public-private partnership book covers 4.6 million square feet of completed and near-term development. Industrial adds another 1.5 million-plus square feet operating or under construction.
Alongside the investment platform sit four operating businesses. Asset management handles portfolio management, property operations, leasing, and marketing. RXR Construction and Development Services delivers construction, design, and development nationally across commercial, residential, and institutional work. RXO is the in-house hospitality team serving residential and commercial tenants. The AI Digital Lab pairs an internal technology and research group with RADV, the company’s digital venture capital arm.
The portfolio spans Arizona, California, Colorado, Connecticut, Florida, New Jersey, New York, North Carolina, Pennsylvania, South Carolina, and Texas, with New York City holdings broken out by borough. Named assets include Starrett-Lehigh and 175 Park Avenue in Manhattan and Veridea in North Carolina.
Sustainability reporting is public and specific. The 2025 report, “Beyond the Building,” accompanies a 2024 TCFD report, and the company states targets of carbon neutrality by 2035 and net zero by 2050. Reported figures include 87 percent of the commercial portfolio ENERGY STAR certified, a 6 percent reduction in energy use intensity, a 46 percent water diversion rate, 5 million pounds of waste recycled, 1,650 construction jobs created, and $3.5 million donated to mission-driven organizations.
