SL Green Realty Corp.

SL Green Realty Corp. is a Manhattan-focused real estate investment trust and New York City’s largest office landlord, founded in 1980 and listed on the NYSE. The company develops, owns, repositions and manages commercial property concentrated in Midtown Manhattan, and has moved substantially into office-to-residential conversion as the office market has repriced. Its $805 million conversion of 750 Third Avenue turns a 34-story, 761,384-square-foot tower from 1958 into 639 rental apartments, carving roughly 25,000 square feet out of floors 4 through 17 to create a light notch facing Third Avenue and relocating that floor area to added floors above. Twenty-five percent of the units are affordable under New York State’s 467-m program.

Scale is the plainest way to describe the portfolio. As of June 30, 2026, SL Green held interests in 54 buildings totaling 30.6 million square feet. That figure covers ownership interests in 29.2 million square feet plus 1.4 million square feet securing debt and preferred equity investments, and the company separately manages four buildings totaling 0.9 million square feet for third-party owners.

Corporate headquarters sit at One Vanderbilt Avenue, New York, NY 10017, with a main line of 212-594-2700. Common and preferred shares trade on the New York Stock Exchange under the symbols SLG and SLG.PI, and shareholder records are handled through Computershare Investor Services.

What distinguishes the company operationally is how much it keeps in-house. Separate teams cover leasing, investments, finance, construction, development, property management, hospitality, security and life safety, sustainability, technology, and people experience. The construction group runs interior fit-outs and building redevelopment across the portfolio from design through delivery, with in-house project management and a focus on flexible layouts and finish packages that can be reconfigured as tenant needs change.

Reporting and tenant-facing tools live on their own channels: an investor relations site for financial filings and the annual report, a dedicated sustainability site carrying the ESG report, and a My Building portal for tenants in the portfolio. The company also partners with the Food1st Foundation on meal programs for New Yorkers.

Recent activity gives a sense of pace. In July 2026 SL Green announced a ten-year, 98,420-square-foot lease with an AI tenant at 11 Madison Avenue, pushing 2026 office leasing volume past 1.5 million square feet, and reported second quarter 2026 funds from operations of $1.43 per share alongside increased full-year earnings guidance.
