LS3P is an architecture, interiors and planning firm founded in Charleston, South Carolina in 1963, with offices across the Carolinas and Georgia. Its practice spans higher education, K-12, healthcare, workplace, civic and mixed-use work, and it is among the larger design firms headquartered in the Southeast. The firm is named as a design partner on Queensbridge Collective at 1111 South Tryon Street in Charlotte, the roughly $700 million two-tower development by Riverside Investment & Development and Woodfield Development whose 42-story residential tower topped out in 2026 as the second-tallest residential building in the Carolinas.

Architecture, interiors and planning are the three core practices, delivered from 12 offices: Charleston, Columbia, Greenville and Myrtle Beach in South Carolina; Asheville, Charlotte, Greensboro, Raleigh and Wilmington in North Carolina; Savannah and Atlanta in Georgia; and Jacksonville, Florida. The firm describes itself as based in the Southeast while offering services nationwide, and frames the office network as a way to bring large-firm resources to individual clients.

Four expanded services sit alongside the core three. The experiential graphic design team integrates typography, color and form from the earliest project phases, treating wayfinding as part of how a building is understood rather than signage applied at the end. The branding group develops logos, color palettes, typography and written brand guidelines. Historic preservation, renovation and adaptive reuse draw on the firm’s own habit of occupying historically significant buildings in the neighborhoods where its offices sit. For clients pursuing third-party certification, LS3P cites experience with LEED, Green Globes and WELL, and describes high-performance sustainable design as a standing part of every project rather than an add-on.

Three initiatives run parallel to the practice: Design In-Kind, which contributes design services to community projects; the LS3P Foundation, which funds research and design advancement; and a diversity and inclusion program.
