Trammell Crow Company is one of the largest commercial real estate developers in the United States, founded in Dallas in 1948 and now a CBRE company. It develops and invests in office, industrial, healthcare, and mixed-use properties across the country. In its home market, the firm leads the development of Knox & McKinney, a Class-AA office and retail tower in Uptown Dallas anchored by law firm Jones Day. Trammell Crow pairs a national development platform with deep local market knowledge, a combination that has kept it building through multiple real estate cycles.
Global headquarters sits at 2100 McKinney Avenue, Suite 800, in Uptown Dallas, and TCC counts 465 professionals working across 26 major cities. Joel Behrens leads the Dallas-Fort Worth market from that office, with a team spanning development management, finance, portfolio management and preconstruction.
The service menu is more specific than “development.” TCC separates development services, build-to-suit, capital markets, environmental services, and a strategic development solutions line aimed at corporate occupiers who want speed and precision on their own facilities rather than a speculative product. Sector coverage adds data centers and life science to the more familiar office, industrial and logistics, residential, mixed-use and healthcare categories.
Multifamily runs through High Street Residential, TCC’s residential subsidiary. In North Texas alone, HSR has delivered or is delivering Legacy Square, M-Line Tower and The Montgomery, and in 2026 broke ground with Tokyu Land Corporation on a 281-unit community at 110 E. Polk Street in downtown Richardson. Other Dallas-Fort Worth work named by the company includes Park District, TCC Legacy, Legacy Tower, Passport Park, 35 Eagle, the FAA Southwest Regional Headquarters and the U.S. Citizenship and Immigration Services Texas Service Center – a reminder that a meaningful share of the pipeline is federal and build-to-suit rather than merchant-built.
Europe is now a real second front. TCC and CBRE Investment Management broke ground in 2026 on Blue Hub Logistics Park in Illescas near Madrid, a complex of roughly 250,000 square metres, and signed the first lease at a Schonefeld logistics development near Berlin with GVS Group on a ten-year term. In Bristol, the firm’s Welcome Building reached 91 percent let after Hargreaves Lansdown expanded to 116,665 square feet.
TCC has held the number one spot on Commercial Property Executive’s list of U.S. development firms for twelve consecutive years, most recently covering 2014 through 2025. Sustainability is framed broadly – carbon reduction, human wellness, community benefit, green transportation and governance – rather than as a single certification target.
The firm traces its operating culture directly to its founder. Trammell Crow, born in 1914, worked as an accountant and served in the U.S. Navy before starting in real estate at 33 with a warehouse in Dallas’s Trinity Industrial District. The company was among the first to design and build spaces tailored to specific client requirements and among the first to build on spec. It went public in 1997 before the 2006 acquisition. Crow died in 2009; the values the company names as his legacy are partnership, entrepreneurship, innovation, grit and persistence.
