Mass timber’s climate pitch is getting a fact-check built into the rulebook. The latest LEED v5 cycle aligns its wood credits to sustainable forestry certification, which means a cross-laminated timber building only banks the full green credit if the wood behind it comes from responsibly managed forests.
That’s a meaningful tightening. Mass timber has sold itself on carbon: engineered wood stores carbon the tree pulled from the air, and swapping it for concrete and steel can cut a structure’s embodied footprint by up to 60%. Since embodied carbon, the emissions baked into making and moving materials, can reach half of a building’s lifetime total, that’s a real lever.
The catch is upstream
The carbon math only holds if the forest is managed well. Clear-cut an old-growth stand to feed a CLT plant and the accounting flips, because you’ve released stored carbon and lost decades of future sequestration. The Nature Conservancy and researchers at Yale have made the same point: mass timber is only as green as the sourcing behind it, and demand is climbing fast enough to strain that assumption.
Why the certification link matters
Tying LEED credits to certified wood forces the question onto the project team instead of leaving it to marketing. Developers chasing the timber carbon story now have to document the chain of custody, which nudges the whole supply side toward verified sourcing. Real buildings are proving the material works at scale, from the timber gridshell topping out in Doraville to a growing set of LEED Platinum offices. The bigger shift is who’s paying for low-carbon materials, a role increasingly filled by the tech giants underwriting green cement and steel.
