Design Build 360
Klondike Contracting runs commercial tenant-improvement projects through a four-phase process it calls Design Build 360: feasibility assessment, design and budgeting, permitting, and construction. The feasibility stage includes a site assessment and a review of the landlord’s work clauses in a commercial lease before any pricing is set. During design and budgeting, the team drafts issued-for-pricing drawings, tenders the job to sub-trades, and produces a budget broken out by industry-standard divisions before applying for the municipal building permit.
The company’s commercial client list spans retail, food service, hospitality and finance: Guess, Levi’s, John Fluevog Shoes and Jacob Stores in retail; Starbucks, McDonald’s, Boston Pizza, KFC and Earls Restaurants in food service; Hyatt Regency Vancouver and Holiday Inn in hospitality; and CIBC, TD Canada Trust and Scotiabank on the finance side. Whole Foods Market, Canada Post and IBM also appear among past projects.
Beyond retail and office fit-outs, Klondike renovates common areas for strata corporations, such as building lobbies and corridors. The company describes that work as requiring agreement among multiple owners on what a successful outcome looks like before construction starts.
Clients quoted on the company’s commercial page point to delivery under tight timelines. Stefano Sanchini, senior project manager at Prada USA Corp, credited the team’s support from start to finish on a Vancouver store opening. Charles Russo, construction manager for Salvatore Ferragamo, singled out the handling of permitting and structural engineering coordination within a rigid deadline. Casey Morton, a Whole Foods Market store team leader, said Klondike had become the retailer’s contractor of choice for jobs ranging from small maintenance work to larger renovations.
